I have some inside information about Beachwalk, and how home sites will be sold. According to my contact for Beachwalk, I'm the first Realtor to ask detailed questions. Here's what I found out.
HOA fees will closely mirror Islandwalk, approximately $300-$400 per month. There is no CDD fee.
There will be a Realtor grand opening on March 18, before the public grand opening on Saturday March 20, which I will attend. I'll let you know where I'll be stationed, and will have more photos and video here and on my Facebook business page facebook.com/davidbarrsarasota
Homesite pricing will not be released until the public grand opening. Expect homesites to range from $0 to $50,000, before opened to offers.
First home sites to be released will be along the northern side of the central lake. The planned bar and grille will be on the far eastern side of the central lake, which will not be completed until late 2023. This photo is looking from the southwest to northeast.
Only 15 home sites will be released at the grand opening. The sale of these home sites will be handled the same way Divosta handled home site sales recently at Village Walk. View the image below to enlarge so you know what to expect.
Be prepared for a home site deposit of $5,000 to $10,000. A total down payment of 20% of the sales price will be required within 21 days of executed contract.
Divosta will suggest a home site list price. This will be a classic "highest and best" process with multiple offers. You'll definitely want me as your Realtor to help you, who has been through this process with buyers numerous times. You will not have to be the first one there. You will have until close of business on grand opening day to submit your offer on a home site.
Divosta sales associates will not be setting individual appointments during the grand opening. You do not need to be here to place your bid on a home site. Whether you are here or not, I will be available to walk home sites and provide video for you as your Realtor.
