If you have traveled on Jacaranda Blvd. in Venice FL lately, you've seen the start of new homes in a community called Brighton.
New to the Venice area, Brighton's builder, Park Square Homes, is based in Orlando. Park Square Homes builds in North River Ranch in Parrish and other locations in central Florida.
Brighton will have 168 single family homes of one or two stories, with 2-4 bedrooms and 1811-2922 square feet of living space.
There is no CDD fee, with a low monthly HOA fee of $94. Brighton is not gated, nor will there be a community pool or a club house. There will be a dog park, with pond views for many home sites.
What do I think about Park Square Homes? I don't have any negative information or feedback about them directly from clients or potential buyers. I have seen their model homes in other areas, and I didn't see any issues with build quality.
I have a bigger concern about the site of Brighton itself. While it is close to Venice Beach and downtown Venice, this has become a busy area, and many homes are close to traffic on Jacaranda Blvd. It doesn't look like the homes have much of a back yard, but the builder is offering private pool packages.
How does Brighton stack up against other new construction home communities? Pricing seems to be competitive, but with increasing housing inventory in the Venice real estate market, I can help you explore some better options.
