I drove to be with relatives this past Christmas, and what I saw was incredible. The numbert of cars coming south to Florida, all with out of state plates, was like nothing I've ever seen.

Being prepared means you'll have to decide on the area you want to live. For example, if your search includes an area from Venice to Ft. Myers, you'll have to narrow that down. Ft. Myers is a completely different market, with it's own MLS. I can refer you to a Ft. Myers Realtor from one of our offices there. I cover an area from Parrish (just south of Tampa) to Englewood.
Being prepared means having a letter from your lender, or a proof of funds statement if you are paying cash. I will be asking you for these before we tour homes.
Being informed on what to expect will help you make the best decisions. Expect low availability and waiting lists for new construction home sites. You should also expect higher prices for new homes and fewer concessions from new home builders. Multiple offers on homes usually occurs in a real estate market like we have now.
