Gran Paradiso is one of the largest of the newer construction neighborhoods in Venice, with 1967 residences according to public records.
The sale of Gran Paradiso to Lennar in 2013 was a precursor to the vast development of what became "The West Villages", now called "Wellen Park". Gran Paradiso is part of the West Villages Improvement District, which manages common infrastructure, such as downtown Wellen and the Atlanta Braves spring training facilities and stadium. Home buyers will find a large and active association, with resort style pool, a large club house for gatherings and groups, and a convenient location on Tamiami Trail between Venice and North Port.
One of the potential drawbacks of living in Gran Paradiso is the amenities. I've seen the community pool and club house crowded with seasonal visitors during season, and there arent plans to add another, as they did in neighboring Islandwalk. For a community of it's size, the number of pickleball courts might change a buyer's mind about living here.
As of this writing, there are 62 properties for sale in Gran Paradiso, including villas, town homes, and single family homes. One of the villas caught my eye for it's past listing price, which has decreased $100,000 and hasn't sold with 3 different agents since 2023.
Reports show the Gran Paradiso micro market is a clear buyer's market, with increased inventory of homes for sale.
