When it comes to the subject of major neighborhoods in Venice, Grand Palm has to be part of the conversation.
Grand Palm Venice FL has resort style amenities, including a pool with water slide, beach volleyball, tennis and pickleball courts, and a walking trail that encompasses an island, with lots of green space throughoug the community.
A quick search of the public tax records show 1745 residences in Grand Palm, which includes single family homes and paired villas. One stat that surprised me was that only 35 properties sold in Grand Palm in the past 6 months. 57 properties are currently on the market as of this writing.
What does this mean? It could be an affordability issue. I did a random review of the current properties for sale, and many of them are listed for close to double the original sales price. Another issue affecting the number of sales in Grand Palm is an ongoing lack of inventory. In short, Grand Palm home owners have little choice when purchasing a different home.
