Lake of the Woods is one of the Venice FL area's most sought after neighborhoods. Homes here have an excellent reputation for build quality, by local builder J&J Homes.
For the sake of simplicity, I refer to all the 910 homes as Lake of the Woods, which also includes Park Estates, the Lakes of Jacaranda, and Grassy Oaks. All of these neighborhoods share access to amenities such as community pool, small club house, tennis, and pickleball. The winding tree lined streets are conducive to biking and walking.
Homes range between 2200 to 3100 sq ft of living space, with 3 or 4 bedrooms and up to 3.5 baths, built between 1999 and 2005. Similar homes to Lake of the Woods in areas I serve include Turtle Rock in Sarasota/Palmer Ranch.
Buyers are looking for low HOA fees, and Lake of the Woods does not disappoint, with $500-$800 annually, plus an $280 annual Lake of the Woods master association fee. Differing HOA amounts may be caused by combining the master fee with the annual HOA fee). There are no CDD fees, and no required flood insurance with location in flood zone X. (FEMA maps can change, so I will verify fees and homeowner's insurance as your buyer's representative).
What's happening in the local micromarket for these homes? In 2024, 44 units sold, with a sold price per square feet of $252. Year to date, only 5 homes have sold after 25 days on the market, and a sold price per sq. ft. that increased to $270. As of this writing, there are 28 single family homes actively for sale.
While most major single family home neighborhoods are experiencing increasing inventory and downward pressure on prices in the Venice area, Lake of the Woods has fewer homes on the market and increasing sales prices, a sign of a mild buyer's market.
