This morning a home buyer contacted me about purchasing a pool home in the Venice FL area.
In our current real estate market, pool homes in any price range are extremely scarce. While on the phone with this buyer, I found a grand total of 2 available properties in a price range of $175,000 to $200,000.
Yes, two.
The buyer asked me a great follow up question: "What can we do to make my offer more attractive to the seller, if we are competing with a cash buyer?"
Sellers are pushing the the boundaries on asking prices, so I usually don't recommend making an offer over asking price. The property has to appraise for the negotiated price if you are getting a mortgage. An attractive offer to a seller would be one with a quick close, and a higher escrow deposit.
I work mostly as a buyer's agent, and I've found that a clean offer (no mistakes, all paperwork and addenda included) can sway the listing agent to accepting one offer over another.
