I have a quick snap shot of the monthly statistics for Venice for January 2024 versus January 2023.
I've also taken a deeper look at the numbers year to year. All figures are for single family homes only.
The monthly market snapshots for Venice and Nokomis are showing the market moving toward buyers. The increase in months of inventory is partly seasonal. Many home sellers want their properties on the market in what they perceive as our top seasonal months, for greater exposure to buyers visiting the area in the winter. Six months of inventory is considered a balanced market.
Days on the market (days in RPR) has increased in both areas, as buyers feel less pressure to secure a home among more choices.
Below is my graphic for year over year statistics. My take-away from these figures is that resale home sales are shockingly low (this number used to be 1200 to 1500 monthly if not more, pre-pandemic), and new construction sales take a bigger chunk of the market than a lot of people might think. New construction home sales remain affected by materials and labor costs.
