I took a look at some sales figures for Venice (single family homes only) to give you an overview of what to expect in our real estate market.
Here's what I found:
Venice FL March 3-year real estate market statistics
March 2023 168 sold | $290.40 sales price per sq ft | 16 ADOM
March 2024 159 sold | $257.32 sales price per sq ft | 30 ADOM
March 2025 165 sold | $257.73 sales price per sq ft | 46 ADOM
I don't think we can blame "the storms" on what's happening locally in Venice. The actual number of sales over the past 3 years in March, part of our busiest season, is flat. Prices are another matter. A 2200 sq ft home in 2023 would be worth $638,880. In 2025 that house would be worth $567,006.

Small changes in these yearly numbers are usually caused by new construction. New construction single family home units sold were flat the last 2 years, too. If you're interested in new construction, the builders are offering price incentives, including financing.
