A single family home in Nokomis just came on the market, and caught my attention.
It was first sold as new construction in 2022. The listing price now is almost double after only 2 years, at just under $1 million, with builder-grade finishes, no crown moldings, wire shelving in closets, and carpet in the bedrooms.
This real-life example is what has so many home buyers frustrated, or just plain mad. Yes, home owners should expect price appreciation, but double in 2 years? Sadly, I've seen lots of home owners over my 22 year real estate career select an agent based on what they say they can sell a home for. This is called "buying a listing".
I don't know about you, but I'm sure ready for a return to a more common sense market like we had just before the pandemic.
As your buyer's agent, I'd recommend that you consider other options in the case of this particular home. The number of homes for you to choose from is increasing, and Nokomis has moved toward a balanced buyer's market.
