When interviewing a listing agent to sell your home, from the smallest brokerages to the largest, they will tell you they use social media for marketing properties, as they should.

However, "here's your post on Facebook, which got X number of views" is no nonger sufficient in a competitive market.
Right now in Sarasota and Venice, with more housing inventory to choose from, buyers are taking longer to make a purchase decision. More frequent posting in a buyer's market will give a potential buyer the best chance to view your property listing. By the way, Realtors cannot manipulate the MLS by changing your home's listing price, so it moves up to the "top of the list". This is partly why social media can be so valuable in a real estate marketing plan.
One of my recent clients has gotten hundreds of views on their property they didn't get on Zillow, Realtor.com or Homes.com.
