The Venice and Sarasota area real estate market is slowing down. We are noticing fewer buyers in the market, as the inventory of new and re-sale homes grows.
When this happens, listing agents, and some home owners, are eager to hold Open Houses to get potential buyers through the door. I hear stories about groups of 12 or more visiting open houses on any given Saturday or Sunday. After all, some Realtors say, they've gotten significant business out of open houses from unrepresented buyers who came to see the home, and want to write a contract on it as soon as possible.

So I thought I would put some data behind these claims from Stellar MLS.
Open House dates: 3/15-16, 2025
Subdivisions: Grand Palm (9 open houses), Toscana Isles (5 open houses), Skye Ranch (4 open houses). An Open House can be the same property on diferent dates.
Status changes (MLS status from Active to Pending Sale 3/16-3/21) Grand Palm-1 (status change property was not held open on these dates)
Sales is a numbers game. When you list your home for sale, you're hiring a Realtor to give it exposure to the most, and best, possible audience of home buyers. A handful of visitors at an Open House won't move the needle in terms of getting an offer for your home.
