I'm seeing an increase in construction of townhomes in Venice, Nokomis, and Sarasota.
I've been a local Realtor for 23 years now, and for as long as I can remember, townhomes were not hugely popular. The area, at that time, attracted elderly buyers. Without elevators, townhomes were harder to sell to this large group of potential home buyers.
Fast forward to today and our ever-changing real estate market. With changing demographics, decreasing available vacant land to build on, and increased demand from buyers putting pressure on price, higher density townhomes are becoming a good choice for many. New townhomes can be priced much lower than a similarly sized new construction single family home.
What can you expect when owning a new or newer townhome?
Maintenance free: no yard work
Gated communities
No elevators
Most are 3 bedrooms and 2.5 baths
Open floor plans on the ground level
Community pools and small club houses to keep fees low
1 car attached garages with designated 2nd parking space
Pet friendly; some offer fenced dog parks
Sports courts such as pickleball or tennis
Some builders may use concrete block on the 2nd floor, an upgrade compared to stick framing. Concrete block construction provides better storm protection and pest resistance with increased privacy.
Townhome owners are typically responsible for window, door, and roof replacements as needed.
